1: You don’t want to increase your revenue

You love the daily grind of working 8-5 (let’s be real it’s more like 7-7 with your commute). You come home and heat up that delicious frozen chicken dinner that’s been sitting in the freezer for two months, and then you are off again to that fulfilling side job, all so you can make ends meet. Living paycheck to paycheck and only saving for retirement fills your soul with fire and makes you excited to wake up every day.

Your friends ask you to go to Greece with them this summer? No way. You explain to them the only crystal clear water you want to see is the kind streaming from your eyes when you barely pay off your bills the first of the month.

2: You have a lot of extra time on your hands

The sun shines brightly through your bedroom window Monday morning and the smell of coffee lingers through the air. You wake up after a healthy 8 hours of sleep. Phew. Another week that you have absolutely nothing to do. You spend your weekday mornings making pancakes with the family, sitting on the porch drinking coffee and then you watch your favorite shows on HGTV.

Time is on your side this week and every week. Your boss tells you to leave work early every day because she values work-life balance. You go to your favorite workout class, come home to make a 3-course meal and spend the evening using your abundance of energy to work on that passion project that is finally taking off. Life is good.

3: You’re a marketing guru that has been studying the industry for years

Your years of studying at the top business schools in the world have led up to this moment. With your Master’s Degree in marketing and 20 years experience in the vacation rental industry, you know marketing your home is going to be a breeze. SEO, Keywords, organic and paid for ads, website coding, brand awareness, and marketing strategy are what you dream of at night.

4: Showing guests around your house is your favorite pastime

Whoever said baseball was the American people’s favorite pastime obviously didn’t know you. Why would you want to be at Disneyland with your family when you can meet the friendly folks from Boston who are here to rent your home for the week. They want a quick and easy check in and to head into town, but you convince them otherwise, to stay and chat over coffee for the next two ours. Everyone is thrilled.

5: Work harder not smarter is your personal mission statement

You enjoy working 10 hours for a project that ideally should only take one. Your days are filled with… well, really only one task because it takes up your whole day. You understand that working 80 hours a week is the only right way to make money and anything that doesn’t involve blood sweat and tears just isn’t true revenue.

Two years ago I packed up an oversized hot pink suitcase, bought a one-way ticket to Lyon, France and headed out to the gastronomic capital of the world. Sure, I was nervous and knew I would be homesick, but ready to take on the world with bright eyes and an open heart to what might be out there. Fast forward to today and I have now traveled to 18 countries, lived in 4 (with my 5th coming here in a few months… hello Spain), and I honestly, I don’t see my life settling down anytime soon. When I first left Missouri it was to practice my French, expand on my international marketing knowledge and let’s be real, eat as many crepes as possible. Today I am still on the road, I work remotely from my laptop as a writer and I travel from country to country as I please. Being able to travel around the world but still have a professional career is something so energizing to me and I can talk for hours about my travels.

I will spare you my hour-long stories about wine tasting in the French countryside or taking a hot air balloon ride over the Aztec Pyramids in Mexico, as you can google the word ‘wanderlust’ and be sucked in that way. I want to talk to you about something a little more practical to both yours and my everyday life.

When you’ve traveled for years on end while still holding a professional career, you find the importance of the term ‘traveling differently’. As travelers, we get energy from the idea that we can literally be anywhere in the world within 24 hours thanks to modern technology and operations, but we also crave stability in between the long layovers and on the go meals.

Finding stability and consistency as a full-time traveler is usually what wears people down the quickest from this lifestyle. Most travelers I meet, digital nomads, vacationers, business travelers, families on holiday, I have found we all have one thing in common. When we travel we look for stability, consistency, and comfort in the accommodation we are staying in for the time being. Whether you are exploring the sunny streets of Rome, attending that huge conference in Colorado, or have just spent 9 hours at the Saint Louis Zoo with your family, we all want to come home at night and feel at home. Feeling comfortable and cozy when you are thousands of miles away from home is one of the most amazing things to come by, and that is why I have gotten super picky with my accommodation search when I am traveling.

I wanted to share my top travel tips when it comes to finding the perfect accommodation.

Review the photos:

This one seems obvious, right? Right. So don’t cheat yourself out on this step. A picture is worth a thousand words so dig deep into the photo bank and make sure it looks like a place you would be proud to call home for the time being. Does it look clean, comfortable, luxurious, and well designed? Yes? Great. That probably means that it is not only well taken care of, but you will be in good hands with the company or people that run the accommodation.

Look over the description and amenities:

After consistently traveling for a few years now, hotels just don’t cut it for me anymore. I want to arrive at my destination and have everything I need… even if I didn’t pack it myself (sounds selfish I know). Often times on flights I am not carrying around shampoo because of the many times it has spilled out in my bag as the airlines were throwing around my suitcase like a baker throws around pizza dough and unapologetically destroys my favorite sweater (I’m not bitter or anything). I gave up eating out as much when I took the travel lifestyle full time… obviously, you cannot be healthy and live like you are on vacation 365 days a year; so I want to cook when I am at my accommodation. The places that I book MUST have a fully equipped kitchen. On top of that, I will probably be needing to wash my clothes, have a strong wifi connection to get work done… you get the point. Ideally, I am looking for the luxury of a 5-star hotel but with the amenities of my own home.

The internet is a beautiful tool where we can “try before we buy” at the expense of others…Just like you read 286 reviews for that $3.00 doggie shampoo you bought last week, read all the reviews for this listing. I am personally brutally honest in my reviews, both in good and bad situations, and other people are as well. Reading the reviews will fill in the gaps of what you do not see in the photos or what does not fit in in the listing.

Communicate with the owner:

Chances are when you are traveling something will probably not go as planned. Whether that is a delayed flight, lost luggage, bad traffic or you simply just got lost on your way to your vacation rental, simply just contact the owner or host! They are there to answer your questions and give you guidance to make sure your stay is as comfortable as possible. Many times owners will respond right away, but if they do not, that is probably a good sign of what you are about to get yourself into.

One of the most common questions we get as a and vacation rental business is if the market is saturated. So many people hoping to break into the business are either holding back or getting frustrated because they are not seeing the success they had hoped to. This frustration usually leads to the assumption that they may have been late to the game.

“There are too many options” there are too many rentals in one area to compete with”

The truth is? Yes. There are a lot of people in the market who are all very good at their job.

But with a big market means there is a high demand for the product, and this high demand is coming from an aggressively increasing number of people who are choosing home rentals over hotels. The market is busy but never too saturated, and here at JZ we have curated our top tricks for standing out in a large market, simply by changing how you write your rental listing.

Tip 1: Leave no space unwritten

They say first impressions are key, and you have a very limited amount of space to impress with your title. Make your title direct, to the point, and actually, give your future guest a reason to look further into your listing.

Tip 2: Write for your audience

If your home is made for a family with young children, it’s probably not smart to emphasize the bar district in town. Or say your home is ideal for a group of young millennial travelers, perhaps you mention the to die for culinary culture just down the street or all the affordable attractions nearby.

Tip 3: Leave Plain Jane at home

Do not be generic with your writing. You do not want your listing to be “nice” or “good”, but luxurious, cozy and energizing, so let them know what they are getting!

Tip 4: PASS ON ALL CAPS

ALL CAPS on the internet is not getting anyone’s attention, but making them feel attacked and makes your guest feel as if they are being yelled at through a screen. All caps typically shows signs of a potential scam or a home, and who wants that?

Tip 5: Bragging rights

Are you near the best beaches in Hawaii, just a short distance to the best slopes in Colorado, or perhaps the Superbowl is happening 7 miles from your rental this year? Let the world know! Your guest will be searching for landmarks and activities they want to be near. Let the world know about your prime location!

Now, I know you’re either intrigued or a little worried about my well-being, but hear me out.

When I first became a CEO and was working to grow the JZ brand, my friends, family, co-workers, and employees often accused me of “brainwashing” people in impromptu coaching conversations that came out of pure passion and drive to help whoever I happened to come in contact with that day.

And this did not ease up with time, but perhaps got stronger as I started to grow the JZ business. Eventually, to be 100% transparent with you, I ended up taking pride in how my wife quoted me.

She once quoted me saying “If you hang out with me long enough, I’ll brainwash you into believing in yourself.” She’s always been great about helping me laugh out ridiculous criticism and keep me going with little things like this. Little did she know that my plan to take over the world was in full swing now.

My wife, alongside my family and countless others are the reason I have the belief that I do today, because, through their support and investment in my dreams, I’ve been shown first hand that everyone is capable of achieving their own version of success if you invest a little time into helping them believe in themselves, because they believed in me.

In turn though, I’ve seen that you can never help someone more than they’re willing to help themselves, or so I’ve come to understand.

I’ve seen what support and investment and the belief in others has done for my life, so since the founding of the JZ brand, it’s been my mission as CEO to create a culture of talented individuals who aspire to become leaders, inside and outside of work, by prioritizing others needs before their own.

To me, being a leader is much like being a parent; leading by example, earning trust, respecting others, pure dedication towards the betterment of someone’s life. As a leader and parent, the reason for waking up each day is to provide a life experience for our children, employees, and customers that is greater than our own.

JZ partnered with Generosity Feeds to build out 10,000 meals for the homeless. We actually ended up getting to 10,100 meals in 2 hours time, thanks to everyone pulling together as a family.

From domesticating an entire species for human luxury and having evolution work against them by focusing on preserving a breed rather than letting natural selection strengthen the species, we’re obligated to at least allow these lovable creatures to roam freely for a few hours. I personally love taking my furry friend out, so it doesn’t feel like an obligation at all. It normally ends with a smile on both our faces.

Being a fan of man’s best friend, I cannot stress enough how important it is to take your dogs out for a walk. So it’s my duty to do a little research about the pet-friendly parks in any town I go to visit with my dog.

“The Lou” offers a variety of parks to take your four-legged friends for some well-deserved outdoor socialization and play. I have reviewed the best options for dog parks near our vacation homes and have compiled this list of the best 5 dog parks near JZ Vacation Rentals, that I believe your canine will love, too!

1. Deer Creek Park

Up first we have the Deer Creek Park, one of my personal favorites.
What makes me love this park so much is due to the vast open dog play area, enough and more space for her to play and get to make some friends throughout the day.

There’s a snack station as well, where both you and your furry friends can enjoy some delicious snacks from which include snow cones, pretzels, hot dogs, etc. Lisa’s favorite being freshly popped popcorn.

I love this park because there are no limited hours and it’s one of the few parks that have no membership fees, so you can come at any point throughout the day to enjoy some quality time outdoors with your furry partner at absolutely no charge!

2. DuSable Dog Park

One of the best Parks in St. Charles is DuSable Dog Park. The reason why a dog would love this place is that there are always so many new fun faces to play with all the time.

DuSable has 2.5 acres of open space but what makes it so unique is that fences divide the land into 3 separate areas. A separate area for dogs of separate sizes: Big Dog’s, Small Dog’s, and the third is used to be able to save the turf so they rotate out which areas are for big dogs and small dogs and close the third for certain months of the year.

Although some dogs may be size challenged, it is the best hangout location. There are benches and water fountains to just sit back and relax in and lots of places for your pooch to climb.

3. Southwest City Dog Park

Now we move into the parks that are membership-based.

I would recommend this park for mainly small dogs because the area is segregated for smaller and senior dogs, activities or special events that are held are mostly for small dogs. The only thing that medium-sized or big dogs can participate in is the agility course at this park.

I’d take any and every small dog looking to have some fun!

4. Benton West Dog Park

This is one of the most beautiful dog parks that I had fallen in love with and it’s because of the view here.

They’re a small membership based park, with it being just $35 a year. There’s a wide variety of breeds that visit this park. There are park restrooms and drinking fountains available, as well. An overall great park for owners to relax and enjoy the view while their furry loved ones are having a good time.

5. SLU Dog Park & Sculpture Garden

Finding a place where you can let your dog run free and pee on art is nearly impossible. Luckily, if you’ve got a creative pooch that’s down to run wild, St. Louis University has you covered. Ellen Clark Sculpture Park is a fenced-in gem right in the heart of midtown. Two and four-legged visitors alike can enjoy the massive sculptures placed throughout a lush green dog park.

There are plenty of benches for the humans, water fountains and bowls throughout, plus a super handy bag dispenser for you to clean up after your furbaby. And if you and your furry best friend aren’t fans of notoriously hot Midwest summer days, the sculptures are illuminated at night. Did I mention this colorful park is completely free and open to all? What a treat!

Every time I think of Fall, I smell freshly baked pies and imagine seeing leaves turning countless shades of gold in the earthy air of an October morning.

The season continues to get better as soon as I take a seat at my laptop with a hot cup of coffee and discover the areas with the best travel value and the least holiday crowd rush. With cultural city celebrations and flamboyant food festivals, it’s the best time to exploit travel experiences avoiding the high costs.

I always look at 4 main things when I decide on the best place to be for Fall: nature, entertainment, unique characteristics and especially, any food-related events.
So, after diligently and zealously peering through countless wonderful resources available online, I have uncovered the perfect vacation destination that caters to all my needs. From breathtaking sights filled with lush, vibrant foliage, to electric entertainment energy in multiple multi-cultural melting pots around the metropolitan area, to mouth-watering delights and the artistry involved in brewing pure liquid gold, here are 5 of the best things to do in fall in St Louis.

Missouri Botanical Garden

As temperatures cool off, it’s finally starting to feel like autumn but I wanted my eyes to know that it’s Fall as well, so it was time to enjoy some bold fall foliage. With red, orange, and yellow leaves crunching under my feet accompanied with grasses, shrubs, and showy berries, the 79 acres of the impressive horticultural display at the Missouri Botanical Garden and to my surprise, it also had some signature events and the luxury to shop and dine.

The locals call it Mobot (it rhymes with robot) and head here to wander all of the specialty gardens. It was so peaceful that I could even meditate by a waterfall in the Japanese Garden and I soon realized that was not for me as I began to doze off which made me want to explore the futuristic-sounding Climatron (a domed greenhouse). That was nothing short of adventure since a vibrant tropical rainforest thrives inside the Climatron conservatory, while the adjoining Temperate House is home to a multitude of Mediterranean species. I also found out that the Japanese Garden covers 14 acres, making it one of the largest Japanese strolling gardens in North America.

Fall in St Louis Zoo

Bears, beers, and bands! I, personally do not like zoos but upon discovering that it was recently voted Best Zoo and America’s Top Free Attraction, I wanted to see was the commotion was all about. The Saint Louis Zoo is doing a great job in connecting people to animals.

Apart from the good vibes of the Fall season, I got to enjoy the scheduled daily events and was a bit sad when I heard that I was going to miss all the special events throughout the season. The company of wildlife, including both rare and endangered species really made a huge difference from the usual crowd of people.

At one point I got tired before I got to explore everything because the Zoo is 90 acres large, full of animal exhibits, attractions, shopping, and dining. This is miles apart from your normal zoo with caged animals because I found Zoo activities and programs for people of all ages and abilities.

Annually, approximately 3 million visitors get the opportunity to experience 16,000+ animals in the Zoo’s care and frankly speaking, I’m not surprised. The Zoo’s innovative approaches to animal management, wildlife conservation, research, and education really make a difference from the normal depressing zoo atmosphere. The best part of this experience was that it was absolutely free. I wanted to go back again and I would have if my stay hadn’t been so short.

Budweiser Brew House

The history of the Budweiser Brew House had me giggling like a toddler on Christmas especially when I heard that it offers 239 beer taps, from Budweiser—proudly brewed in St. Louis since 1876—to new and exciting beers I’ve yet to try.

I am a huge fan of the uniqueness factor and I felt like I struck gold when I heard about the self-serve 21-foot Tap Wall featuring a variety of brews. I was determined to go on an adventure for my taste buds by pouring and exploring generations and generations of beers. With the help of an in-house beer ambassador, I got to visit the Tap Wall and watch as their chosen tap dispenses a perfectly chilled beer as I breathed the scents heavily.

If you’re looking for a unique dining experience, from wings and lobster tacos to St. Louis-style ribs, fresh salads and more, each Budweiser Brew House menu item was created by a chef with a specific beer pairing in mind. At this point, my mind was blown, I obviously went with the suggested beer with my entrée even though my favorites were slightly tempting but had an absolutely stellar dining experience by following the suggestions of the chef.

Pi Pizzeria

Love at First Bite. Normal people have a bucket list of activities but I have a bucket list for food and this was an addition for all ages and a perfect fit for Fall. Proud to say that my mouth is watering as I type this out, but a visit to the home of the irrationally delicious deep dish and thin cornmeal crust pizza, paired with prime craft beers, is definitely a highlight of my life.

Pi Pizzeria is the first place that should come to mind when you think of St.Louis style pizza. It’s a prime example of first-rate pizza and it was born in St. Louis on Pi Day March 14, 2008. Pi Pizzeria definitely satisfied my appetite of being a modern urban consumer who was seeking high quality “real” pizza at reasonable prices in a distinct and service-oriented environment.

Famous for being Former President Obama’s go-to for pizza, everyone loves the signature cornmeal crust that they are famous for but my favorite bit was having the option to design my very own pizza, making it an unparalleled experience.

Three Sixty Rooftop Bar

Cooler temperatures and shorter days really kept pushing me to simply curl up and stay home for dinner since I had everything I needed to make dinner at the JZ Vacation Rentals home. However, I thought of all the things that I’d miss out on, such as some of the great food and ambiance that the St. Louis restaurant scene has to offer during the fall and winter months.

This hidden treasure was a lucky find based on a hunch and is located at the top of the Hilton St. Louis at the Ballpark. On my last day in Saint Louis, like the last days of any vacation, I didn’t want to leave and this place presented the perfect goodbye. Three Sixty gave me sweeping views in all directions – including a birds’ eye view into Busch Stadium. With a cocktail in hand and a tasty bite to savor, it is the perfect perch to take in the St. Louis Cardinals, the Gateway Arch, the mighty Mississippi and the surrounding sites of St. Louis – both near and far.

This rooftop bar is the ultimate in chic. In addition to the high-end menu, two-story waterfall, and stellar views, I also noticed the patio’s classy fire pits and fire-lit bars.
